What we do here

Building the house you have drawn

A custom home is the one job where nothing is repeated. Every junction, every finish and every decision is specific to your block and your drawings, and there is no second one coming down the line to get it right on.

That is why I only take three to five builds a year. I am on your site through the whole build, from the first meeting to the final coat. When something turns out different from the drawings, and on a custom home it always does somewhere, you hear it from me with options attached.

I work with architects regularly and I am comfortable either way. If you already have a practice, bring your drawings to the first conversation. If you do not, that is a fine place to start too.

What this covers

  • A full cost plan priced from real trade and supplier numbers.
  • Building approval and certifier liaison.
  • The whole build, with me on site Licensed trades for all electrical, plumbing and gasfitting.
  • Regular updates, and site visits whenever you want them support after handover.

What it does not

  • Architectural design.
  • If your job needs an architect, I will say so
  • Interior decoration and styling
  • Volume or spec building

The parts you will never see

Waterproofing is installed as a complete system, with two coats under the screed and two on top where applicable, at my own cost. On most builds, we test airtightness with a blower door rather than assuming it. Anything reusable that comes out of the job gets salvaged rather than skipped. None of it shows in a photograph, which is exactly why it is worth telling you about.

Frequently Asked Questions

  • How long does a custom home take?

    Six to eight months is normal for the work I do, but it depends on the house and on how long approvals take. You will get a written program before we sign a contract, not a number at the first meeting.

  • Do I need drawings before I contact you?

    No. Plenty of first conversations start with a block of land and an idea. If you do have drawings, bring them and I can be a lot more specific. If you do not, I can tell you what the process looks like from where you are standing.

  • Do you build on the regional ACT and surrounding NSW suburbs as well?

    Yes. I hold an unrestricted New South Wales licence alongside my ACT one. Distance changes how a job is programmed and priced, so raise it early in the conversation and I will tell you honestly whether it works.
