           Builders, in this country, do not have the best reputation. I know that, and I am not going to pretend otherwise. The question I care about is how to be the exception, because the reputation is not me.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            My name is Mahdi. I run

           Why I keep it small
          &#xD;
    &lt;/span&gt;&#xD;

           I take three to five homes a year. That is a choice, not a limit I am stuck with, and people are sometimes surprised I say it out loud.
          &#xD;

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Keeping it small is the whole point. It means the person who prices your home is the person on your site and the person who answers for it afterwards. I do not want to grow into an office that hands you to a project manager you have never met. I want to be the one you call.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

           What I refuse to do
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           My pure hate in what I do is the transactional relationship. I cannot do it. You are about to spend a large sum, most of it borrowed, over the better part of a year, and I do not think anyone should do that feeling like a job number.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           So I make it personal. I guide you through the questions when I ask them, I stay with you through the parts that are hard, and I keep supporting you after handover until you are settled. That is not a service line. It is just how I work.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

           Being honest about the limits
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If any builder tells you they can achieve one hundred per cent, they are not being straight with you. I aim for ninety five to ninety eight, and I am honest about that, because I would rather set the frame truthfully than promise you something no one can deliver.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Same with the trade every project makes. Quality, price and time. You cannot have all three. Tell me which two matter most to you and I will be straight with you about the third. That honesty up front is the thing I would want from a builder, so it is the thing I give.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

           Safety comes first, and I mean my workers
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           When I say safety is my first priority, I am not talking about a slogan. I mean the safety of my workers on the site. That is my number one, ahead of everything else.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A site that looks after the people on it is a site where the work gets done properly. The two are not separate. The care I expect for my trades is the same care that ends up in your home.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Solutions, not problems
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Your drawings represent the ideal. Reality, very often, is different. When the site does not agree with the plan, you will not hear from me with a problem and nothing else.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I come to you with the problem, yes, but with at least two or three ways through it. That is the difference I try to be, and it is what keeps bringing work to me: not the talk, the work itself.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

           Hand the same drawings to three builders and the quotes can come back thousands apart. The gap is rarely one builder being cheaper. It is what each quote leaves in, leaves out, or hides in an allowance. Read those and the prices start to make sense.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You send your drawings to three builders and wait. The quotes come back, and they are thousands apart. Now you are worried, because if the drawings are the same, how can the prices be so different, and who is telling you the truth?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It is the most common worry in building, and the answer is reassuring once you understand it. The gap is almost never one builder being genuinely cheaper. It is what each quote contains, and what it quietly does not.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           Same drawings, different quotes
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Drawings show what to build. They do not fix how each builder prices it, what they assume, or what they include.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Two honest builders can price the same set differently based on their trades, their availability and how they read the site. That is normal. The problem is that some of the gap is not about any of that. It is about what has been left out to make a number look smaller.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Where the differences hide
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Three places account for most of the gap between quotes. Learn them and you can read any quote you are handed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Allowances. Placeholder figures for things not yet chosen, like tiles or tapware. A low allowance shrinks the quote today and grows later.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Exclusions. The list of what the price does not cover. A shorter quote is often just a quote with more excluded.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The work you cannot see. Waterproofing, preparation and the like, quoted to the minimum in one and done properly in another.
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Why the cheapest quote is rarely the cheapest job
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A quote that comes in well below the others usually is not better value. It is a quote with less in it, and the difference tends to arrive later as variations and extras.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The clearest example is the work behind the walls. Where most builders put two coats of waterproofing in a wet area, we put four, at our own cost. A builder pricing the minimum will always look cheaper on paper than a builder pricing the work done properly. On paper is not where you live.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
           How to compare quotes fairly
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Do not start with the bottom line. Start with the detail, and put the quotes side by side on the things that actually differ.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Line the allowances up against each other and ask which are realistic.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Read every exclusions list and note what one covers that another does not.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Ask each builder how they handle the parts of the job you will never see.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Ask what happens to the price when the site throws up a surprise.
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;

           The builder worth trusting
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           The quote to trust is often not the lowest and not the highest. It is the one that is honest about what it includes, realistic in its allowances, and clear about what cannot be known yet.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A builder who walks you through all of that before you sign is showing you how they will treat you once the work begins. That is worth more than a smaller number on the front page.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
